Advanced Channel Management with Dirs21
Once you have the basics of Dirs21's channel manager configured, there are several advanced techniques that significantly improve the efficiency and revenue performance of your distribution strategy. This module covers derived rate plans, stop-sell automation, multi-currency distribution and the use of third-party sync modules.
Derived Rate Plans: The Core of Efficient Rate Management
A derived rate plan automatically calculates its price as a fixed percentage above or below a parent rate (usually your BAR). For example, a Non-Refundable rate set to "BAR × 0.88" always stays 12% below your BAR. When you update BAR in Dirs21, all derived rate plans update automatically, maintaining your rate differentials without manual input.
Every property should have at least: BAR (parent), Non-Refundable (derived at 85-90% of BAR), and Advance Purchase (derived at 88-92% of BAR for bookings 21+ days out). More sophisticated setups add: group rates, corporate negotiated rates and promotional rates — all as derived plans.
Stop-Sell Automation
Stop-sell (closing a date to new bookings on a specific channel or all channels) is one of the most important yield management tools. When your property is near full for a given date, you may want to stop accepting bookings on high-commission channels (keeping remaining rooms for lower-commission or direct bookings) while staying open on lower-commission channels. Configure stop-sell rules in Dirs21's channel manager per channel.
With the Dirs21 OTA Sync Pro module, stop-sell updates push to all 40+ connected channels within seconds — significantly faster than Dirs21's native bulk update for properties with many channels.
Minimum Length of Stay Restrictions
MLOS restrictions prevent one-night bookings on dates where a longer stay would be more profitable. Set MLOS restrictions in Dirs21 under Rate Plans → Restrictions → Minimum Stay. A 2-night MLOS on Friday is a common strategy for leisure properties — it prevents Friday-only bookings that would block more profitable Friday+Saturday stays.
OTA Mapping Strategy
Each OTA channel in Dirs21 requires you to map your room types and rate plans to the OTA's room categories. Mapping errors are the most common source of rate parity violations — if you accidentally map the wrong rate plan to a room type on Booking.com, guests see a different rate than intended. Review your mapping in Dirs21's channel manager settings regularly, particularly after adding new room types or rate plans.
Rate Parity Monitoring
Rate parity violations — where the same room appears at different prices on different OTAs — occur frequently and silently. OTAs monitor each other's rates and may notify you (or penalise you with reduced visibility) when they detect parity violations. The Dirs21 Rate Shopper module monitors your own rates across OTAs in addition to competitors, alerting you to parity issues before the OTAs flag them.
